1. General description of the object.

The industrial enterprise LLC "Horol Ceramics" was organized on 22.02.2007.

Main data:

Land plot area – 3.7 ha

Production buildings and administrative building area – 5283m2.

The purpose of creating the enterprise - reconstruction and launch of a plant for the production of building materials (ceramic bricks and ceramic blocks).

Project documentation has been prepared, and permission to start work has been obtained.

Currently, the following has been completed:

1). Infrastructure of the general development plan:

- internal factory roads,

- warehouse platform equipped with a gantry crane,

- street lighting,

- perimeter fencing,

- storm sewage system,

- fire water reservoirs,

- security facilities with an electronic access system

2). External networks:

- gas pipeline to the administrative building and production building, including the gas distribution station,

- construction of the first power line with the installation of a transformer station for construction, project completed and some materials purchased for the construction of the second line,

- water supply – a well for enterprise needs has been commissioned,

- telephone line installed,

3). Main production building:

- facade reconstruction completed, new doors, window openings, gates installed,

- partial roof repair completed,

- construction of foundations for equipment installation completed,

- metal structures for equipment installation manufactured and installed

- partial installation of technological equipment,

- construction of dryers with a recirculation system completed

- new energy-efficient kiln built

- industrial ventilation systems, including fans, installed

- internal gas communications installed,

- repair shop commissioned (with machine tools)

- raw material covered warehouse built

4). Administrative building (720 m2):

- glazing completed,

- internal plasterboard finishing for wall painting completed,

- heating system commissioned – building is heated,

- lighting and wiring completed,

- kitchen with industrial kitchen equipment functioning,

ceramic products,
as well as for:

- industrial enterprises in the field of agriculture;

- logistics and storage facilities;

- other industrial enterprises.

2. Geographical position.

The object is located in Horol, Poltava region, equidistant from Kiev (238 km via the M03 highway) and Kharkiv (246 km via the M03 highway), as well as from Dnipro (236 km via the M03 and T1734 highways). Distance to other nearest regional centers:

to Sumy – 210 km

to Cherkasy – 126 km

to Kropyvnytskyi (Kirovohrad) – 198 km

to Chernihiv – 300 km

Distance to the regional center of Poltava – 109 km via the M03 highway.

Transport connection in the direction of Kiev and Kharkiv is provided by one of the best roads in Ukraine – the E40 highway.

The object is located in an area remote from residential areas.

4 km from the plant is the Horol passenger and freight railway station of the Poltava Directorate of the Southern Railway.

The district center of Horol is staffed with qualified personnel. The city is home to two large industrial enterprises – the Horol Machine-Building Plant and the Horol Dairy Plant.

The quarry is located no more than 4 km away.

3. Main Assets (Enterprise Assets)

3.1. Land Plot

The plot is located in Khorol, Poltava region, at 62 Dzerzhinsky Street.

The total area of the plot is 3.7 hectares. The plot is currently leased.

The territory borders:

- to the north – wasteland, hillside;

- to the south – gas utility garages, Dzerzhinsky Street at a distance of 100m from the production buildings;

- to the east and west – wasteland.

The terrain of the plot is calm, without landslides, subsidence, or flooding, partially landscaped, with existing buildings, structures, utilities, and landscaping elements of the brick factory. The general slope of the surface is observed to the northeast. Surface water drainage from the site is provided by open and closed methods through drainage ditches and a closed network after treatment at stormwater treatment facilities. Used for irrigation of the territory, technological sites, and green spaces. Drainage ditches on the territory are made with bottom dimensions of 0.60 m, slopes of 1.1, and variable depth. The bottom and slopes are made of concrete grade B15 with a thickness of 0.08 m on a sand-gravel preparation with a thickness of 0.05 m and compacted soil.

The total length of drainage ditches on the territory is 213.50 m.

At the intersections of drainage ditches with intra-site driveways with hard surfaces, culverts are arranged in the amount of 3 pieces with a total length of 55.0 m.

The culverts are made of reinforced concrete block-pipes and factory-made heads of grade B15 with an opening of 0.75 m.

The blocks and heads are laid on a gravel-sand mixture with coating waterproofing.

The entire territory of the plot is landscaped.

The territory of the plot has a car entrance, driveways, and platforms with a surface of prefabricated reinforced concrete slabs measuring 1.5 x 1.75 m with a thickness of 0.18 m on a sand preparation with a thickness of 0.20 m with fixed shoulders along them, compacted with crushed stone with a thickness of 0.10 m on a total area of 1607 m².

Sidewalks are made of fine-grained asphalt concrete with a thickness of 0.03 m on a preparation of fractional crushed stone with a thickness of 0.10 m and sand with a thickness of 0.05 m. The sidewalks are edged with curb stone of grade BR.100.20.8.

The area of the plant that is free from development is greened with perennial grasses on a total area of 1.8 hectares.

The site cleaning scheme is outsourced. Garbage removal and disposal are carried out by the Khorol communal enterprise under a contract.

The entire territory of the plot has a metal mesh fence installed along the land use boundary.

The territory has two separate entrances/exits, which are equipped with gates.

3.2. Real Estate

Gatehouse Building.

A one-story building with an area of 36 sq.m (6.0x6.0 m), with longitudinal and transverse walls 510 mm thick.

The ceiling is made of reinforced concrete hollow slabs. The roof is of attic type, gable, the roofing is made of corrugated asbestos-cement sheets on a wooden crate. Lintels are reinforced concrete. Ceiling height – 2.5 m.

The building has two emergency exits. The walls and partitions are made of ceramic bricks on cement mortar.

 

Building No. 3.

Rectangular building with an area of 54 sq.m (6.00 x 9.00 m).

Foundation – strip, concrete.

Walls – brick, 380 mm thick made of clay bricks on cement-sand mortar.

Roof – combined type, flat, with a flat insulated roof.

Building No. 4.

Rectangular one-story building with an area of 108 sq.m (9.00 x 12.00 m).

Foundation – strip, prefabricated reinforced concrete cup type.

Frame – prefabricated reinforced concrete columns with a section of 400 x 400 mm, prefabricated reinforced concrete beams with a length of 12.00 m.

Walls – brick, 380 mm thick made of clay bricks on cement-sand mortar.

Roofing – prefabricated reinforced concrete ribbed slabs measuring 6.00 x 1.50 and 6.00 x 3.00 m.

Roof – combined type, flat, with a flat insulated roof.

Foundations and metal structures for equipment have been completed

Building No. 5.

Building with an area of 110 sq.m (5.5 x 20.00 m).

Foundation – strip, prefabricated reinforced concrete.

Walls – reinforced concrete frame with brick filling, 380 mm thick.

Roof – combined type, flat, with a flat insulated roof.

Overlapping – prefabricated reinforced concrete slabs.

Lintels – prefabricated reinforced concrete.

3.3. Infrastructure, communications.

Power supply.

When designing the plant, two power supply options were provided – main and backup.

The main power supply involved laying high-voltage lines with the construction of a substation and the installation of poles.

As of today, there is temporary power supply connected to city lines 10/04 (FIDR MISTO 1). A 10/04 transformer substation with a capacity of 630 watts is installed on the factory premises. Internal electrical lighting has been implemented across the factory premises, with street lighting poles installed around the perimeter and within the internal territory.

All buildings and structures are supplied with 220-volt electricity.

Internal lighting has been installed in the production premises.

In addition, 380-volt electricity is supplied to the repair shop, furnace section, drying section, and molding section to power the crane beams.

Water supply and sewage.

An artesian well over 20 meters deep has been drilled on the factory premises to supply technical water. Water from this well is supplied to the production building for production needs and to the administrative building.

Permission for special water use has been obtained, which is renewed according to the terms.

The administrative building is equipped with showers for the factory staff, toilets, and a kitchen, all supplied with hot and cold water and sewage. Hot water is supplied from a 300-liter boiler.

Household sewage from the administrative building is connected to a cesspool.

Gas pipelines.

A gas pipeline made of steel pipes Ø89x3 is laid at a depth of 1m on the factory premises. The high-pressure gas pipeline is laid to the gas consumption metering unit.

To reduce the pressure from high to medium and maintain constant gas pressure, a cabinet-type gas regulator installation RDGK-10m is installed.

After the regulator installation, the gas pipeline is laid underground to the administrative building using polyethylene pipes PE 80, and then above ground along the outer wall of the building to the furnace section, using steel pipes Ø159x3.5.

Commercial gas consumption metering is carried out by the VKT-G-10 gas meter.

Heat generator.

A heat generator is built in the administrative building. The maximum gas consumption for the heat generator is 10.4 m³/h.

The heat generator room is equipped with a boiler KOLVI TERMONA KT DUO 100. The normal output of the block heat generator is 96 kW. The boiler runs on low-pressure gas and is equipped with safety automation. Air intake is provided through a louvered grille at the bottom of the heat generator wall, and exhaust is through a ventilation duct Ø250 mm.

The thermal scheme of the heat generator provides for the preparation of frictional water with a calculated temperature of 70-95 °C. Exhaust gases from the boiler are provided through individual gas ducts Ø160 mm to a chimney Ø300 mm.

3.4. Auxiliary and warehouse premises

Finished goods warehouse.

A finished goods area equipped with slabs is set up along the furnace section. A KK-5 gantry crane has been installed and put into operation.
